LEGAL DESCRIPTION: ALL OF PARCEL “A” OF THE ALEXANDER PLAT, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 164, PAGE 28, OF THE PUBLIC RECORDS OF BROWARD COUNTY, FLORIDA.

BACKGROUND: PETITIONER IS REQUESTING AN AMENDMENT TO THE PLAT TO ALLOW FOR 132,000 SQUARE FEET OF SELF-STORAGE USE. 

                     

CURRENT: THE PLAT IS RESTRICTED TO 15,000 SQUARE FEET OF COMMERCIAL USE AND 20,000 SQUARE FEET OF OFFICE USE, EXCLUDING BANKS. BANKS ARE NOT PERMITTED WITHOUT THE APPROVAL OF THE BOARD OF COUNTY COMMISSIONERS WHO SHALL REVIEW AND ADDRESS THESE USES FOR INCREASED IMPACTS.

 

PROPOSED:  THE PLAT IS RESTRICTED TO 14,740 SQUARE FEET OF EXISTING COMMERCIAL USE AND 132,000 SQUARE FEET OF SELF-STORAGE USE. FREE STANDING BANKS OR BANKS WITH DRIVE-THRU FACILITIES ARE NOT PERMITTED WITHOUT THE APPROVAL OF THE BOARD OF COUNTY COMMISSIONERS WHO SHALL REVIEW AND ADDRESS THESE USES FOR INCREASED IMPACTS.

 

THE PETITIONER APPEARED BEFORE THE DEVELOPMENT REVIEW COMMITTEE ON JUNE 14, 2016 FOR CONSIDERATION OF A SITE PLAN AND A SPECIAL EXCEPTION USE TO CONSTRUCT A FOUR-STORY, CLIMATE-CONTROLLED SELF-STORAGE FACILITY CONSISTING OF 130,000 GROSS SQUARE FEET.
