DRC NO. 11-15-04: CONSIDERATION OF AN ORDINANCE TO AMEND ELEMENT I OF THE MARGATE COMPREHENSIVE PLAN, IN ORDER TO INCREASE THE RESERVATION OF DEVELOPABLE RIGHTS WITHIN THE TOC LAND USE BOUNDARY.

BACKGROUND: On October 17, 2007 the City Commission of the City of Margate adopted Ordinance 2007-25, which amended Element I of the Margate Comprehensive Plan by creating the Transit Oriented Corridor land use category.  This land use plan amendment was created with a planning horizon of 2015.  The original adopted land use plan amendment was subsequently found to have incorrect data used to provide a statistical analysis of the existing State Road 7 corridor.  The incorrect data resulted in a loss of available dwelling units.  This amendment will clarify and remedy the previous analysis, and request additional developable rights within the TOC boundary needed to support a TOC City Center development, as well as supportive development along the State Road 7 corridor.
