Title

DRC NO. 07-16-03 CONSIDERATION OF A SPECIAL EXCEPTION USE TO ALLOW FOR A LIMITED ACCESS SELF-SERVICE STORAGE FACILITY

LOCATION: 750 SOUTH STATE ROAD 7

ZONING: TRANSIT-ORIENTED CORRIDOR-CORRIDOR (TOC-C)

LEGAL DESCRIPTION: A PORTION OF TRACT B, ‘SERINO PARK SECTION 3”, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 81, PAGE 46, OF THE PUBLIC RECORDS OF BROWARD COUNTY, FLORIDA.

PETITIONER: MICHAEL SANCHEZ, MANAGED LAND ENTITLEMENTS

Body

BACKGROUND: Petitioner proposes building a five level limited access self-service storage facility on a vacant lot located at 750 South State Road 7 (northeast corner of State Road 7 and S.W. 8th Court).  The property abuts vacant property to the north which has recently been approved for the Dollar General project.  Section 7.3(B) of the City’s Land Development Code provides that self-service storage facilities are considered Special Exception Uses within the TOC-C zoning district.

The petitioner has also submitted an application to the Development Review Committee for Site Plan approval for a development project comprising 107,430 total square footage for a self-service storage facility and 7,735 square feet for retail use on subject property.
