AN ORDINANCE TO AMEND ELEMENT I OF THE MARGATE COMPREHENSIVE PLAN IN ORDER TO INCREASE THE RESERVATION OF DEVELOPABLE RIGHTS WITHIN THE TOC LAND USE BOUNDARY.

BACKGROUND:                     On October 17, 2007, the City Commission of the City of Margate adopted Ordinance 2007-25, which amended Element I of the Margate Comprehensive Plan by creating the Transit Oriented Corridor (TOC) land use category. This land use plan amendment was created with a planning horizon of 2015. The original adopted land use plan amendment was subsequently found to have incorrect data used to provide statistical analysis of the existing State Road 7 corridor. The incorrect data resulted in a loss of available dwelling units. This amendment will clarify and remedy the previous analysis, and request additional developable rights within the TOC boundary needed to support a TOC City Center development, as well as supportive development along the State Road 7 corridor.                       

The Planning and Zoning Board recommended approval with a 3-1 vote on December 1, 2015.

 

This was approved for Authorization to Advertise at the December 9, 2015, Regular City Commission meeting. This was approved for First Reading at the January 13, 2016, Regular City Commission meeting.

 

RECOMMENDATION:                     For consideration by the City Commission

 

 

FISCAL IMPACT: CRA is paying the application fee of $12,146 to the Broward County Planning Council.
