BACKGROUND: The Commercial Property Fa?ade Improvement Grant Program was created to encourage property owners and tenants to enhance and update the exterior of commercial properties as a way to improve the overall appearance of the CRA District. Over the years the program has been updated and modified to meet the current needs within the CRA area. Some of the eligible improvements under the program include but are not limited to design fees, construction cost, impact storefront windows, awnings, stucco work and paint.

The MCRA received a Commercial Property Fa?ade Improvement Grant application from Mark and Ramona Genco, trustees of the building located at 309 N. State Road 7 (Spanky's Cheesesteak Factory). Built in 1977 by Samuel Genco, the property has remained family owned and has been occupied by longtime tenant Spanky's since 2000.

The exterior improvements proposed under this application include the addition of an awning that will cover the front and side of the building, an awning over the entryway, pressure cleaning and painting of the building. The applicant submitted three bids for the awning and two estimates for painting, which is consistent with the program guidelines. The total estimated cost of the exterior improvements is $9,000.

Per the guidelines of the program, the building has less than 60 feet of frontage which allows for 50% of project costs to be reimbursed up to a maximum grant amount of $12,500. The eligible amount under this application is $4,500.
