RESOLUTION AUTHORIZING THE APPROVAL OF A CONTRACT FOR ROOF REPLACEMENT AT CRA OFFICE BUILDING

BACKGROUND: There is current evidence that the CRA office building roof is deteriorating. The existing roof system is in excess of 30 years old and there has been increasing water intrusion showing up in the ceiling at multiple locations within the building. While the water intrusion/roof leakage can still be characterized as relatively minor, the surface of the roof continues to degrade with time. It is recommended that action be taken at this time.

At the April Board meeting, several roofing options were presented, with Staff at that time recommending a fiber-reinforced recoating of the roof. The Board concluded that given the building age and the relative costs, a more comprehensive roof replacement should be done. Staff was instructed to re-visit three contractors who had previously quoted a roof replacement in the $35-40k range. These three contractors have either resubmitted or reconfirmed their prior proposals, resulting in the following quotes:

Infinity Roofing & Sheet Metal, Inc. $35,311.00
Petito Roofing, Inc. $37,900.00
Southern Certified Incorporated $38,335.00.

The lowest quote was received from Infinity Roofing in the amount of $35,311. This company has previously done work for the City, most recently a similar roof replacement at the Public
Works Building. City Public Works officials have been very satisfied with the work performed and can recommend Infinity as a qualified and responsive contractor. Insofar as the City will be a tenant and possibly an owner of the building in the future, this matter has been reviewed with City Public Works and other officials.
