DISCUSSION AND POSSIBLE ACTION - COMMERCIAL REDEVELOPMENT APPROVAL PROCESS.

BACKGROUND:                     At the May 1, 2019 meeting, the City Commission directed that Commercial Redevelopment Approval Process be placed on the May 7, 2019 Planning and Zoning Board Agenda. At that meeting, the Planning and Zoning Board recommended that the City Commission make this item the first priority for the Development Services Department in deference to Design Standards.

 

The staff also recommends that the Commission direct the staff to make recommendations to the Planning and Zoning Board regarding the removal of the change of occupancy group as a trigger for a project to be reviewed by the Development Review Committee and parking requirements including the consideration of shared parking for commercial uses be the focus of changes to the commercial redevelopment approval process. In addition, the staff recommends that following those considerations, that the Commission direct the staff to review the entire redevelopment approval process to streamline the process and make recommendations to the Planning and Zoning Board.    

 

 

RECOMMENDATION:                     Consider of the Planning and Zoning Boards recommendations and provide direction as needed.
